VAI Resort developer buys another 33 acres near Glendale site Article originally posted on AZ Central on February 6, 2026 Fisher Industries, the developer of the VAI Resort under construction in Glendale, bought 33 acres of land south of the resort site at the end of 2025. The developer spent $21.5 million on the land, which it bought from Vision Capital Partners, according to real estate database Vizzda. Both Grant Fisher, the president and CEO of VAI Resort, and Tommy Fisher, president of Fisher Industries, did not return requests for comment about the land purchase, which closed Dec. 31. The land that VAI purchased is vacant, and not directly adjacent to the resort. An apartment complex called Acero at the Stadium separated the two sites. The land is located along Loop 101 south of Missouri Avenue. In 2022 Glendale rezoned the site, called Urban 95, for high-density development. The zoning allows buildings up to 15 stories, which would be the city’s tallest buildings outside of State Farm Stadium. The rezoning allowed up to 1,500 apartment units, and the planned area development allows for a wide range of uses including hospitality, commercial and retail on the site. The VAI Resort construction project sits on about 66 acres at Loop 101 and Cardinals Way. The development, which has been under construction since 2021, is planned to have four hotel buildings totaling more than 1,000 rooms. The buildings will surround a large pool with a sand beach and amphitheater, which the developers have said will host hundreds of performances every year. The development also includes the Mattel Adventure Park, which is also under construction on the site. The theme park is planned to include rides themed by Mattel brands such as Barbie, Hot Wheels, and Thomas and Friends. The resort is planned to have 12 restaurants and a “party island” called Konos that will have a bar and cabanas.
