AI firm Fluidstack lands 1.1 million square feet for Phoenix expansion Article originally posted on CoStar on June 30, 2026 Fluidstack, a rising tech company with heavyweight artificial intelligence clients including Anthropic and Nvidia, is expanding to west Phoenix. The New York-based company signed on to lease the entirety of two warehouses at Lincoln Property Co.’s Luke Field industrial park in Glendale, Arizona, for a total of 1.1 million square feet. One building encompasses 695,750 and the other 454,761 square feet. A financing statement recorded in Maricopa County names Fluidstack Int LLC and links it to the property at 13543 A and 13543 B Northern Ave. On its website, Fluidstack said it is leading “the deployment of Anthropic’s $50 billion compute build-out” in AI infrastructure. Anthropic said on its website that its work includes building data centers with Fluidstack in Texas and New York with “more sites to come.” Fluidstack works on acquiring power and designing, building and operating data centers. In addition to Anthropic and Nvidia, a scrolling ticker shows Cognition, Advanced Machine Intelligence and Meta Platforms as other customers. Not much is known about what role the Glendale facilities will play in the company’s mission, though Fluidstack is actively hiring in Phoenix for a manufacturing environmental, health and safety manger; an IT engineer; an industrial ergonomics and health specialist; as well as a commodity sourcing manager. Fluidstack could not be reached for comment, and Mohr Partners’ Bob Mohr and Elizabeth Loving, the tenant representatives in the deal, declined to comment to CoStar News. While Lincoln declined to name Fluidstack as the tenant, Executive Vice President John Orsak said the tenant is expected to use the space for assembly, manufacturing and possibly for research and development tied to the AI sector. Fluidstack acted quickly on move-in-ready space The execution of the deal took place in a matter of months, a time frame Orsak called “lightning fast” given the size of the buildings. The set of improvements that we invested early in the project made it possible for us to make the very short list right away.” John Orsak, executive vice president, Lincoln Property Co. With more than 1 million square feet of move-in-ready space available, Luke Field quickly vaulted toward the top of the tenant’s list. “We actually have a certificate of occupancy. So technically, you could move in that day and start the day you sign the lease,” Orsak said. “The set of improvements that we invested early in the project made it possible for us to make the very short list right away.” Orsak added that the company has consultants working in the building now to set parameters for final design and layout needed for the move-in, which will be “pretty soon.” With Fluidstack in the fold, Luke Field, a park that encompasses 2.4 million square feet, is 100% occupied. Lincoln sold the third building, a 1.28 million-square-foot property, to Walmart late last year for more than $150 million.
